Green Square’s new allure

At last there are promising signs of life at the long-awaited Green Square Town Centre, with the disused Waterloo incinerator now demolished and the first of a new breed of apartment complexes nearing completion.

Originally mooted in the early 1990s, the Town Centre covers an area of 14.7 hectares bordered by Botany Rd, Bourke St, Joynton Ave and O’Riordan St, Zetland. It contains some large key sites owned by various public entities, both state and local, as well as privately-held land.

Landcom is the development manager for the overall project, which includes six hectares of government-owned land at the core of the Town Centre which can potentially realise 200,000sqm of gross floor space.

Within weeks Landcom will decide on its successful private-sector joint venture partner. The three parties shortlisted for consideration are Lend Lease, Mirvac/Leighton Properties and Citta/Babcock and Brown.

In 2007 Landcom paid $17 million to acquire the incinerator site, and spent a further $3 million razing it to the ground.

People now know we are serious about moving the project ahead, Landcom’s Green Square project director Paul Andersen said.

There is a hum of excitement around here that comes from anticipation as we start transforming Green Square Town Centre into Sydney’s first global village with all the hallmarks of sustainability and vitality.

The $1.7 billion Green Square Town Centre will have large plazas, community facilities, offices for 7000 workers, shops and restaurants, possibly a hotel, residential accommodation for 5500 people, and parklands. It will become the commercial, retail, transport and cultural hub of the wider Green Square precinct -” the largest urban renewal development in Australia -” which will house a projected 28,000 residents and 22,000 employees by 2031.

The first residential complex to be completed will be the 56-apartment Allure, on the fringe of the Town Centre in George St, just 200 metres from Green Square Station. The protective screens are being removed and the general public has a chance to inspect the new style of Green Square living at a fully furnished display apartment which has just opened.

The two Allure structures -” one five storeys and the other seven levels -” are full brick with colourbond roofs, powder-coated aluminium pergolas and fixed sunhoods to help modify the environment. Most apartments enjoy a direct northerly aspect so they can track the sun for much of the day, and those on upper levels gain good views to the CBD.

A feature of the complex is a courtyard oasis of lush palm trees, landscaped gardens, planter boxes, terraced decking and a resort-style swimming pool.

Allure comprises two-bedroom apartments from $480,000, and two-storey, two-bedroom penthouses with a study from $669,000. These penthouses have rooftop decks with their own spa pools and barbecue facilities. Allure also has four commercial suites on the ground level.
